MAY STATS 2023

Here is May Stats in the Steller coverage area, which includes about 20 areas plus counties from Alachua County down to Punta Gorda and Port Charlotte Area plus Puerto Rico.
For buyers waiting on the sideline, they are still waiting for interest rates to come down or the housing market to cash. Well, again, housing prices for May 2023 went up 2%. This has been the consistent indicator that has not gone in the opposite direction within these areas for a long time.
I am primarily in Pinellas County, which would incorporate areas such as Clearwater, Dunedin, Palm Harbor, Tarpon Springs, etc., and prices have yet to come down. Inventory is still low at only two months' supply. Yes, sellers are waiting a little longer to sell, but what supply is out there is being bought up as long as the agent and seller agree on a price structure within the market where the home is being presented at a fair and equitable price for both parties. Using the tools available to all agents can make this possible.
